Acess Statement For Exmoor House

Introduction

Exmoor House is a large Victorian property set in a third of an acre with a large car park and situated in a pleasant wide tree-lined avenue. Although the property has been modernised it retains much of the original architecture and character from the Victorian period.

Arrival & Car Parking Facilities
 
• There is a car park at the front of the premises with a space being allocated upon arrival.
• The car park is tarmac, which slopes away from the house.
• Street parking is also available except between 10am and 11am and 2pm and 3pm Monday to Saturday.
• The entrance at the front has 2 steps and a handrail on the right hand side. Step 1 is 19cm high and step 2 is 16cm high both are 143cm wide

Main Entrance & Reception
 
• The front door is 102cm wide and hinged on the left.
• The keyhole is 142 cm high
• This opens into a vestibule which is 145cm deep and 142cm wide.
• There is then another step into the hallway which is 19cm high and a doorway 94cm wide.

Public Areas - General (Internal)
 
• The Hallway is 145cm wide.
• Floor is carpeted in a dark red with the walls white.
• There is a corridor leading to the downstairs shower room and toilet which is 83cm wide.
• The corridor to the bathroom is 59cm at its narrowest.

Public Areas
 
The downstairs facilities are shared.

Shower room. This has a doorway 83cm wide and is 150cm deep by 135cm wide inside, the floor is tiled cork. It is fitted with an electric shower with a shower tray 70cm by 70cm with a shower curtain. Release mechanism on outside of doors, but doorway does open inwards.

Downstairs toilet. This has a doorway 67cm wide and is 150cm deep by 110cm wide. The toilet seat is 43cm high with a gap of 51cm to the left of it. The hand basin is a corner unit 91cm high. The floor is tiled cork. Release mechanism on outside of doors, but doorway does open inwards.

Bathroom. This has a doorway 70cm wide and the floor space is 210cm long by 150 cm wide. The toilet is 41cm high. The Washbasin is 80cm high. The Bath is 54cm high. Please note the bath has no grab rails. Release mechanism on outside of doors, but doorway does open inwards.

Downstairs Flatlet

The doorway is 82cm wide, keyhole 130cm high. Floor carpeted in a brown short pile carpet. There is a double bed 140cm wide and 60cm high. A Table 74cm high with two chairs with no arms 45cm high. There are also 2 comfortable chairs 45cm high, these have arms.  The Television has teletext, freeview box and a remote control.

The entrance to the kitchen is 60cm wide, with a standing area approximately     cm by cm. All the worktops are cm high.

Single Downstairs Flatlet

The doorway is 82cm wide but narrows to a gap when fully open, keyhole 130cm high. The floor is carpeted in a brown short pile carpet, There is a single bed cm wide and cm high. The kitchen is in the room all work surfaces are cm high. There is a table cm high and a chair cm high. There is a chair with no arms cm high. The television has teletext, freeview and a remote control.

Upstairs Flatlet.

This is accessed via 2 flights of stairs, the first flight which leads to the toilet on the half landing has 13 steps each 75cm wide and 16cm High. The half landing is 90cm deep and 170cm wide. The second flight is 6 steps each 69cm wide and 16cm high.

The doorway is 80cm wide, keyhole 117cm high. There is a gap of 76cm between furniture to gain access to the room. There are 2 single beds each 95cm wide and 60cm high. There is a gap of 46cm between the two beds, the furthest bed is against one wall, the nearest has a gap of 120cm between it and the wall. There are two armchairs each 42cm high and 46cm wide. There is a table 72cm high with 2 armless chairs 43cm high. The television has teletext, freeview and a remote control. The floor is a green shortpile carpet.

The kitchen doorway is 70cm wide and has a standing area 90cm by 150cm, the worktops are all 90cm high. The floor is a light coloured lino.

This flatlet has sole use of a toilet on the half landing, the doorway for this is 69cm wide, there is a clear area 50cm deep 85cm wide before the toilet which is 41cm high, the floor is lino.
